Here is a brief breakdown of the home selling process.
1. Home Preparation
A very important step that is often overlooked or underestimated. Your home should be in “excellent showing condition” from the start. With 80-90% of buyers beginning their search online, your professional marketing pictures and virtual tour should stand out when a potential buyer is navigating through multiple online property searches.
2. Implement Pricing and Marketing Strategies
After analyzing the current market conditions for your immediate area, we can discuss and strategize an effective and efficient marketing/pricing plan to sell your home as quickly and profitably as possible.
3. Viewing of your property
This is often the most challenging part of the selling process from a mental and physical standpoint. In order to maintain your home’s “excellent showing condition,” you must be prepared to keep your home in this condition for all showings. This can sometimes become very frustrating after multiple potential buyers have viewed your home and no offers have been presented. But, you must remember that your home is not the only home a buyer is viewing, many times seeing at least 10-20 homes before making a decision.
4. Negotiate Offer(s)
Once an offer is presented, we will determine the correct negotiation strategy to properly position and protect your needs, without compromising your bargaining strength.
5. Inspection and Attorney Review
The great majority of buyers will have a home inspection performed within the first week of going under contract. In the event they ask for items to be repaired or replaced, we will assess and negotiate their requests accordingly.
Each party will also have their chosen attorneys review the contract and finalize terms such as tax prorations, home inspection issues, the mortgage contingency period, etc.
6. Closing
The day of the closing (or a day prior) the buyers will want to have a final walk-thru of the home to ensure the property is still in the same standing order from when they last viewed your home. If any issues came up during the inspection that were agreed to be corrected, they will inspect these issues at this time too.
From there, the new buyers will head to the closing for the signing of their closing documents. As the sellers, you can decide with your attorney if you will be present for the closing. Often, sellers may opt to sign certain documents prior to closing and then give their attorney “power of attorney” to sign any remaining documents at closing. Possession of keys will be transferred to buyers once all documents are signed by both parties.
